Pool heat is an optional extra at a cost of $25 per night / $150 per week. (Recommended October to April)

Minimum rental period is 4 nights, at Easter & Christmas the minimum rental period is 7 nights. Rentals less than 7 nights incur a cleaning fee of $125.

Special deals may be available for stays greater than 7 days.

Prices include all utilities, cleaning of the home prior to guest arrival and weekly maintenance of the pool during your stay.

Please add 13% Florida State tax to all of the above prices.

Terms and Conditions of Booking

  • A 25% deposit is required to secure the booking.
  • The balance is due 8 weeks prior to arrival at the property.
  • Minimum stay is 7 nights.
  • A cleaning fee of $125 is charged for stays less than 7 nights.
  • Payment methods are via U.S.$, €, £, check/cheque/credit card or bank transfer.
  • Earliest entry time is 4pm on day of arrival.
  • Latest departure time is 10am on last day.
  • An early check-in/check-out may be arranged for $100.
  • If you wish to make a change to your reservation there will be an additional processing fee of $25 per change.
  • Pools are used at guest’s own risk. Under 18’s must be accompanied at the pools. Safety fence must be used at all times.
  • Pool heat is normally set at 83 degrees if pool heat is requested.
  • Games, toys, baby furniture are used at guest’s own risk.
  • Young children must be supervised at all times.
  • At least one person in the party staying in the home must be over 25 years old.
  • It may be necessary for staff to enter the home in order to perform routine maintenance or repairs.
  • Homeowner/Management Company accepts no responsibility or liability for loss of or damages to personal items.
  • Homeowner/Management Company accepts no responsibility or liability for failure of equipment in the property. We will attempt to rectify the problem in a reasonable and timely manner after notification of equipment failure.
  • Homeowner/Management Company reserve the right to refuse admission or remove guests who may be breaking the homeowner’ss association’s rules or engaging in unlawful activities in the home.
  • Smoking is prohibited in the home at all times. Guests will be charged a min penalty fee of $500 to cover the cost of cleaning due to guests smoking in the home.
  • Animals or pets are not permitted at anytime in the home.
  • The home comes complete with a fully equipped kitchen including a refrigerator, freezer, oven, range, microwave, dishwasher, toaster, coffee maker, cookware, dishes, glasses, utensils, linens and towels. The Property also includes a full size washer and dryer, iron, ironing board and hair dryers. Bath and hand towels and pool towels are provided. Please understand that vacation homes are “self catering” accommodations. Magical Vacation Homes (the property management company) provides complimentary starter soap, toilet paper, and trash bags. Once these items are used, it is the Guest’s responsibility to replenish them.
  • Homeowner or Magical Vacation Homes do not accept liability for failure of pool heat to provide adequate heating where pool heat is provided via an electrical heat pump, and where the outside air temperature drops below 55 degrees Fahrenheit. Electric heating pumps do not operate effectively below this temperature, and failure of such devices to heat the pool is outside of the Company’s control, and is regarded as an act of nature (see below).
  • There may be circumstances beyond our control and contemplation, in which the property might not be available for your reservation. Examples of these, but are not limited to, destruction of property, sale of property, water, gas or sewer leaks, fire or any other damage to the property making it inhabitable or potentially inhabitable. In the event of Force Majeure, Magical Vacation Homes will do their best to make alternative arrangements for the guest whenever possible. If they are unable to do so or if the alternative arrangements are not acceptable to you, then we will refund all monies paid. If the guest accepts the alternative accommodation, they agree to re-locate back to the original property when it is deemed available by Magical Vacation Homes. This will be the full extent of our liability to you and we will not be responsible for any other costs connected with any such cancellation, howsoever arising.
  • Please remember to purchase travel insurance to safe guard your vacation
  • Quiet time is from 10pm to 8am in Windsor Hills.
